What do you need to be aware of when selling your home by yourself:

1. Bargain Hunters
   Such people may take unfair advantage of the sellers (usually inexperienced in pricing and negotiating) through the purchase price, expensive terms, delayed closing offer, improperly prorating the escrow, insurance and taxes or even getting the sellers to pay closing costs.
2. Unqualified Buyers
   Owners typically don't have the experience to determine buyers needs and to qualify them. They can spend unnecessary time and effort showing their home to people who may be financially unable to buy the home.
3. No Third Party
   It is very difficult to negotiate a purchase between a seller (who is selling his prized possession) and a buyer (who is probably making the largest purchase of his lifetime) without an intermediary who has the trust and confidence of both parties.
4. Improper Pricing
   Sellers are likely to overprice their home because of inexperience, emotional attachment or just not being aware of changing market condition. On the other hand some homes are sold for price below market value.
5. Making the Close
   Sellers have to be available to all potential buyers. Many sales are lost just because there is no one to get a deposit or to negotiate a deal when buyer is ready to buy.
